This particular building was located in quite a good area, but as it rather old and potential tenants could sense the age of the building solely based on its looks. PVB decided to perform large scale reforms to help improve rental demand.
Depending on the area, the demand for traditional Japanese style rooms can be high, but for this particular building we wanted to create a more modern look so all empty rooms were changed to a Western style.
When purchasing older, flat roof apartment buildings, we always caution about inspecting the waterproofing of the roof. The condition of the roof steadily degrades as time passes, so when inspecting potential buildings, it is always important to check and if the waterproofing needs to be redone, we recommend attempting to get that included as part of the purchase.
This building already had a separate bath and toilet, but as these had never been remodeled and potential tenants could really feel the age of the building, we decided to have them updated. By simply changing the wallpaper the image of the room suddenly changes, and as it is not so difficult to perform, owners can carry out this reform by themselves.
As buildings get older and the exterior becomes damaged or dirty, they become dark and unappealing. To improve the look of the building, PVB decided to update the exterior with brighter, more appealing colors.
The closets were updated to match the new Western style of the rooms.
