This property was being managed personally by the owner, but he was not able to put enough effort into managing the property which caused many rooms to become vacant. To counteract this, the owner performed renovations to the interiors of the empty rooms as well as the exterior and roof of the building.
The reason for the empty rooms was not only because each had a Unit Bath, but the owner decided it would be better to separate the bath and toilet in over half of the empty rooms. By using the empty space effectively, he was able to create a bright space that both men and women would enjoy.
The post box is a very important point of the property as it is located right at the entrance to the building. The owner decided to update from an old style post box, to one with updated security dials. Also, by deciding on an orange color, the entrance became a much brighter and inviting place.
The entrance is important for not only for potential tenants, but also for those already living in the building. As the previous entrance did not have a large light or sign it was very dark at night. However, by painting the entrance orange and including the building name in large print, it helped to brighten up the front of the building.
Depending on the area and style of room, some tenants will prefer the Japanese style tatami rooms so it is important to investigate this beforehand. However, as this particular building was aimed at 1-2 people as well as university students, the owner decided to change all empty rooms to a more Western style. To do this the owner replaced all sliding doors and sideboards. By doing so, the rooms become much more open and bright.
The building was originally all electric, but the original IH stove tops were quite old and non-appealing so the owner decided to replace them with a newer model. By replacing them with a table-top model, the owner was able to increase the appeal of the room at a lower cost.
