No.2 Example 2: Nagano-ken, Matsumoto-shi

This building was only built in 1994, but after the previous owner sold the property, exterior damage was discovered so PVB took charge of handling the repairs.

    The first impression for buildings is determined by their exterior, but this particular property had very prominent damage and dirt. By cleaning up the front of the building and prominently displaying the building name, the building impression completely changed.

  • Stairway

    Before the rust on the stairs really showed their age, but by repainting the stairs with a darker color, the building displayed a very nice contrast.

  • Shared Hallways

    The rust and dirt made the previous shared hallways very dark, but became extremely bright after carrying out the repairs. This area is constantly being used by tenants coming and going so it becomes dirty very easily, but as this is a very important place for tenants and visitors alike, it is very important to keep this area maintained.

    While some of the rooms already included wood flooring, there were still a few rooms that had carpet so we decided to have it removed and replaced. By using a bright material for the floors, it really helps to brighten up the entire room. By including furniture in the room for potential tenants, it really helps them imagine living in the room and this style is recently being adopted by many property managers.

  • IH Stove

    The rooms already included electric IH stoves, but finding the same, old model was difficult, so we decided to replace them with newer, counter-top units. Our staff set up the new units, but they are relatively easy to install as long as their is a nearby electric outlet. We also recommend this as a way to keep reform costs down.
